General questions

The Basellandschaftliche Pensionskasse (blpk) is the owner. The owner’s representative, Adimmo AG, is implementing the project on behalf of blpk.

The high-rise building at Heuwaage was completed in 1955. Due to its age, its life cycle has been exceeded. It no longer meets earthquake safety, escape route or building technology requirements. Following a thorough examination, it was deemed unfeasible to renovate the building. The Basellandschaftliche Pensionskasse (blpk) is therefore dismantling the building to make way for a new, modern construction designed by architects Miller & Maranta. The result will be an attractive high-rise building offering retail space, restaurants, offices and 66 modern rental apartments of various sizes.

The owner’s representative, Adimmo AG, is implementing the construction project on behalf of the Basellandschaftliche Pensionskasse (blpk).

Questions about the dismantling and new construction

According to the current plan, dismantling is scheduled to begin at the end of January 2026. Once the construction site has been set up and the building has been gutted, dismantling will proceed step by step. If all goes well, the work will be finished by the end of 2026.

The dismantling and structural work will take around three years. Unfortunately, emissions and restrictions cannot be avoided. Among other things, the current passage from Steinenvorstadt to the Birsig car park will be closed to cars. For safety reasons, the parking spaces in the Birsig car park immediately adjacent to the existing high-rise building will be removed. Access to all surrounding properties will remain guaranteed. During the construction work, public land will also be used for material handling and crew containers. The client is committed to keeping the impact on the neighbourhood and surrounding area to a minimum.

It is important to us to plan our project as optimally as possible and coordinate it as well as possible with the traffic management in the surrounding area. During the dismantling phase, empty lorries will generally access the construction site via the Birsig car park. After loading dismantling material, they will leave via Steinenvorstadt and the viaduct. Initially, until the connecting structure at Steinenvorstadt 77 has been dismantled, scattered lorries will travel to and from the construction site via Steinenvorstadt. During the construction phase, the traffic flow will be reversed. Any impact on through traffic at Heuwaage will be signalled in good time on site if necessary.

Due to the construction site, the current passage from Steinenvorstadt to the Birsig car park will be closed to cars. For safety reasons, the parking spaces at the Birsig car park immediately adjacent to the current high-rise building will also be removed.

blpk/Adimmo will plant replacement trees in consultation with the authorities. The location for the new trees has not yet been decided.

According to the current schedule, excavation of the construction pit is planned to begin in spring 2027. After that, construction is expected to take around three years until the building is handed over.

Questions about the new high-rise building

The architects Miller & Maranta won the design competition in 2017.

Designed by architects Miller & Maranta, the new high-rise building will enhance the urban landscape at Heuwaage. Accessible from all sides, the ground floor features a plaza area facing Steinenvorstadt and marks the beginning of the urban development of the Heuwaage area and the entire Birsigbogen.

With its specific shape, the pentagonal new building acts as a tall structure between the city centre and the surrounding neighbourhoods and blends into the city skyline. The building’s lattice-like structure allows for a certain degree of permeability, establishing a connection to the historic high points of the old town.

A total of 66 rental apartments of various sizes is planned on 15 floors (7 to 21). Further information can be found on the page Rentals.

Attractive retail and restaurant space will be created on the ground floor and first floor. On the 2nd to 6th floors, we will offer office space for service providers from a wide range of industries.

No, that is not planned. There are two car parks in the immediate vicinity that can be used if required.

There are around 190 bicycle parking spaces in the basement and 10 outdoor parking spaces in front of the high-rise building.
